Sheboygan Announces New Residential Project On South Pier

SHEBOYGAN, Wis. (WHBL) -- Sheboygan city officials say they've reached an agreement with a Milwaukee group to build townhouses on a vacant parcel of land on South Pier.

The project would construct 88 new apartments on the site over the next several years. City planning director Chad Pelishek says the rentals are going to be market rate, with more amenities than many of the other units in the city. "Young professionals and the elderly and baby boomers that are retiring are looking for other opportunities for housing, which we don't have." Sheboygan South Pier LLC says they're building 1 & 2 bedrooms apartments with options for private entrances, garages and decks.

Pelishek says he's happy to see residential units moving into that area, because South Pier's businesses need that customer base to thrive. The announcement comes soon after a proposal to build apartments on the site of the former Boston Store downtown. "The District was developed for a combination of commercial and residential. Bringing housing to this area creates a new neighborhood to provide more opportunity to existing and future businesses as well as a different product of rentable housing to the waterfront."

The project is being funded by both the developer and the city. The city is offering $1.7 million in TIF funding that's being matched by the company. Total cost for the development is going to be around $11.8 million.

That funding from the city will be delivered in two phases that coincide with the construction plans for the project. South Pier will start Phase 1 in August and build 52 units with occupancy available in May 2017. Phase 2 will include the construction of 36 units and will begin in August 2017 with occupancy in May 2018.
